You can have perfect gutters and still flood your crawl space. Gutters only do half the job, getting water off the roof. The other half is the downspout, and a downspout that just dumps at the base of the wall sends all that roof water straight down against the foundation, where it soaks in and ends up in the crawl space. In Bellingham, with our rain volume and clay-heavy soil, this is one of the most common drainage problems we fix.
Why it happens here
Two local factors make this worse. First, the rain: 35 to 40 inches a year means a lot of water comes off the roof and concentrates at each downspout. Second, the ground. On the flat lots near the bay and the clay soil out in Barkley and Sudden Valley, water that lands at the wall has nowhere to drain, so it pools and soaks straight down. On flat river-bottom lots in Ferndale, the high water table makes it even harder for the water to go anywhere on its own.

The fixes, from simple to serious
- Downspout extensions. The simplest fix. We add extensions and splash blocks that carry the water several feet out from the wall. On lots that slope away from the house, this is often enough.
- Oversized downspouts. If the downspout itself is undersized, upsizing to 3x4 moves more water and backs up less in heavy rain.
- Below-grade drain lines. On flat lots where extensions just move the puddle a few feet, we trench in a buried drain line that carries the water to a safe daylight point well clear of the house. This is the real fix for flat clay lots and high-water-table areas.
Sizing it to your lot
The right fix depends on how your lot drains and where the water can safely go. We look at the grade, the soil, and the discharge options, then size the system to how much water your roof actually sheds. On a flat Bellingham lot, a below-grade line to a safe outlet is often the only thing that truly keeps the crawl space dry. We watch the water table near the river so we are solving the problem, not just relocating the puddle.
